Anyone can hang a board. What decides whether a wall lasts 30 years in Tampa is what happens behind it: the barrier, the flashing where the roof dies into a wall, how the windows are panned, whether the sheathing underneath was sound or just covered back up.

We build and renovate homes, and the envelope is part of that work rather than something we hand to a subcontractor. We also replace siding and windows as a project of their own, with the same crews and the same detailing.

  • Tear-off, then an actual look at the sheathing underneath. Rot and old repairs surface here or they surface later.
  • Weather-resistive barrier and flashing: kickout flashing where a roof dies into a wall, drip edge, window and door pans.
  • James Hardie HZ10 siding with matching trim, soffit, and fascia, so the wall is one system rather than a set of parts.
  • Roofing detailed to meet the siding, by the same team, under the same roofing license.
  • Window and door systems specified to design pressure, replaced while the wall is open when the units are due.

James Hardie makes two climate lines, and only HZ10 is approved for Florida. Fiber cement holds paint through the UV, does not warp in August, and does not feed anything that wants to eat a wall. Paired with correct flashing and a proper barrier, it is the assembly we trust on the Gulf Coast.

Will spent 20 years in siding, roofing, and window systems built for this climate, 9 of them working at James Hardie. Cory spent 4 years there as well, and he is the licensed qualifier on Middle Bay’s Certified General Contractor license. We learned this product at the company that makes it, and when the siding meets the roof, that detail is ours to get right.

Do you take on exterior work by itself?

Yes. Siding replacement and window replacement are projects we sell on their own, not only as part of a renovation. Call us with the address and what the exterior is doing and we will tell you straight whether we are the right fit.

How much does siding replacement cost in Tampa?

A full James Hardie fiber cement replacement on a typical Tampa home runs $18,000 to $22,000. The same house in vinyl runs $12,000 to $15,000. What is HZ10, and why does it matter in Florida?

James Hardie builds two climate lines. HZ10 is the one engineered for hot, humid, coastal conditions, and it is the only one approved for use in Florida. HZ5 on a Florida wall voids the warranty. Every board we hang is HZ10.

What does James Hardie Alliance SELECT mean?

It is the tier James Hardie gives contractors it has vetted on how they install the product, not just on how much of it they buy. It matters because fiber cement fails at the details — fastener depth, clearances, joint treatment, flashing — and those are exactly what the Alliance program checks.

Why does the same team doing roofing and siding matter?

Because the leaks happen where they meet. Kickout flashing, step flashing, and the detail where a roof dies into a wall are the usual failure points, and they are exactly the spots that get argued about when two different contractors own them. We build under one Certified General Contractor license, with Cory Frier as the qualifier, so that detail is ours.

Do you do repairs or a single wall?

That is usually better served by a smaller shop, and we will happily say so. We are set up for whole-envelope work where the siding, trim, flashing, roof, and often the windows are handled together.
